DEMOLITION / CARRUM 3197
For a Carrum demolition enquiry, identify the land you control, the access available and the structures, drainage and public edges that must be protected.
CARRUM / KINGSTON CITY COUNCIL
Kingston’s coastal plan includes the Bonbeach–Carrum precinct and the Patterson River area. For work near a river, drain, reserve or foreshore, show where the private property ends and which features must remain. This does not mean every Carrum block has the same waterway or flood controls. Check the actual address and ask the relevant authority about any proposed use of land outside the site. A clear boundary and service plan makes the demolition inspection more useful.

Exccell offers house demolition for knockdown rebuilds, garage and shed removal, partial demolition and internal strip-outs, and site clearing. The inspection defines the method and scope for your property.
COUNCIL & BUILDING CHECKS / CARRUM
An inspection helps define your project. It does not replace the planning and building checks for the actual property. Confirm who obtains each approval and include those responsibilities in the written scope.
Start with the address, title boundaries and current property controls. Identify what must remain before choosing the removal scope.
Kingston property informationCheck the demolition building permit, any planning approval and whether council report and consent is needed.
Discuss existing-condition records, the crossing and any proposed use of public space. Do not assume building approval covers every access arrangement.

PREPARE YOUR ENQUIRY
Use available title or site plans to show the property edge, accessway and any adjoining public land. Do not treat an open reserve as an available work area.
Identify visible pits, drains, meters and service routes. Supply any available easement or survey information that affects the removal area.
Explain whether the project needs a house, garage, pool or concrete removed. Describe the builder’s handover rather than assuming all excavation is included.
For pricing factors and written inclusions, use our demolition quote comparison checklist. Ask which permits, disconnections, hazardous-material work and concrete removal are included. No fixed price or approval timeframe is assumed.

VIEW SERVICELOCAL QUESTIONS / CARRUM
Practical answers about approvals, scope and site preparation. Requirements depend on the exact address and proposed work.
Start with the exact address and proposed removal scope. Planning approval, a demolition building permit and council report and consent are different checks. Ask your building surveyor which approvals apply before agreeing a start date. An inspection request or demolition quote does not authorise work.
Do not assume it can. Identify legal access to the property and obtain the appropriate permission for any land outside it. The inspection can flag the issue, but does not grant authority to use public or neighbouring land.
Use current council property information and any relevant survey or authority advice for the address. A suburb-wide statement cannot identify which overlay or easement applies to your specific block.
Ask how the work plan addresses applicable Victorian safety duties, permit conditions and the relevant AS 2601 demolition requirements. Discuss adjoining structures, public protection, service isolation and material handling. The method must be assessed for the actual building; a general suburb guide is not a demolition plan.
Tell us about known surveys and any suspected materials before intrusive work. Materials that may be disturbed need assessment and the appropriate removal arrangements. Ask for the relevant credentials and written hazardous-material scope with your quote; appearance or the suburb name cannot establish whether asbestos is present.
Access, separation from retained structures, the material handling route and protection requirements can change the quote. Identify fences, walls, drains and other features that must remain before comparing prices.
It can be assessed as part of a combined enquiry. Show the pool location, available construction details and future plans for that area. Confirm the removal, filling and handover requirements in writing rather than assuming they follow automatically from a house quote.
Send the address, access photos, known boundary or drainage documents and the structures to remove. Mention the intended next use of the block. Exccell reviews your requested inspection times and confirms an appointment.
The business handles enquiries 24/7. That does not mean demolition works occur overnight. Work hours depend on the site, approvals and applicable noise requirements. Agree the programme with the contractor and check the current council and EPA guidance before work starts.
